So lots of pent up demand looking for some efficiency.
I don't think there is already huge amounts of traffic between NI and Scotland. I think most of NI's export to the Mainland and the rest of the EU go through the Republic and across the sea go from the south east of Ireland to Wales and then along the M4 to London and the Channel Ports.
This is more a "build and they will come" sort of venture. That if you connect Dublin, Belfast, Glasgow and Edinburgh on a a road and a railway people will find useful trade to do. Or just commute for work.
